How this calculator works

  1. Step 01

    Capture original cost

    We use what you originally paid (or current replacement value) as the starting point.

  2. Step 02

    Calculate depreciation rate

    Depreciation % = Age ÷ Expected Lifespan, capped at 100%. A 10-yr roof on a 25-yr lifespan is 40% depreciated.

  3. Step 03

    Compute depreciation amount

    Multiply original cost by the depreciation percentage. A $15,000 roof at 40% loses $6,000 of value.

  4. Step 04

    Subtract for ACV

    ACV = Original Cost − Depreciation. That's what an ACV insurance policy pays before deductible.

+What is Actual Cash Value (ACV)?

ACV is the depreciated value of your roof at the time of loss — replacement cost minus accumulated depreciation. It's what an ACV-only insurance policy will pay before your deductible.

+How is ACV different from RCV?

Replacement Cost Value (RCV) pays today's full cost to replace the roof. ACV pays the depreciated value. RCV policies usually pay ACV first, then release recoverable depreciation after the work is completed.

+How fast does a roof depreciate?

Most carriers depreciate straight-line across the material's expected lifespan. A 20-year shingle roof loses about 5% of value per year; a 50-year metal roof loses about 2%.

+Why is my ACV claim so much lower than the contractor estimate?

ACV strips out depreciation, sales tax, overhead/profit, and sometimes code upgrades — all of which a contractor must charge. Document everything and dispute line items that miss code requirements.

+Can I switch from ACV to RCV?

Yes — request an RCV endorsement at renewal. It usually raises premium by 5–15% but can pay back the entire premium difference on a single major claim.

+Does my state really affect the price that much?

Yes. Labor wages, permit fees, hurricane and wind code requirements, and material delivery distance vary widely. Coastal California, New York, Massachusetts, and Hawaii routinely run 15–45% above the national baseline; Texas, Ohio, and Tennessee sit at or below it.

+Should I file an insurance claim or pay out of pocket?

If the damage is from a covered peril (wind, hail, fallen tree) and exceeds your deductible by a meaningful margin, a claim usually makes sense. Cosmetic wear, age-related failure, and small repairs are typically not covered.

Material choice

Asphalt is the budget benchmark. Metal, tile, and slate cost 2–4× more up front but last 2–4× longer, often pencilling out lower over the roof's lifetime.

Roof size & pitch

Bigger roofs cost more in absolute dollars but less per square foot. Steeper pitches (above 9/12) add 15–30% in labor for safety equipment and slower work.

Complexity

Hips, valleys, dormers, skylights, and chimneys all add cut waste and flashing labor. A cut-up roof can cost 20–30% more than a simple gable of the same size.

Tear-off requirements

Removing one existing layer adds roughly $1.25–$2.00 per sq ft. Two layers, rotted decking, or asbestos underlayment add more.

Local labor & permits

Union markets, coastal wind zones, and high-permit municipalities add overhead. Hurricane-rated installs in FL or coastal NC carry code-driven premiums.
