What's the difference between ACV and RCV?
ACV (Actual Cash Value) is replacement cost minus depreciation — what you get upfront. RCV (Replacement Cost Value) pays the full amount once repairs are complete and receipts are submitted.
How does roof age affect my claim?
Insurers depreciate roofs on a schedule (typically 20–30 years for asphalt). A 15-year-old roof may see 50% depreciation applied before your check is cut — the recoverable portion comes back after repairs.
Do I have to use my insurance check for the roof?
The ACV payment is yours to use, but withholding depreciation and mortgage escrow rules often require completed repairs and documentation before the full RCV is released.
