How Material Prices Are Updated
Benchmark sourcing, what each rate includes, and the quarterly review cycle.
Material benchmarks are the backbone of every cost estimate. Each roofing material on this site carries an installed per-square-foot range rather than a single number, because grade, profile, and regional supply all move the price.
What an installed rate includes
Our benchmarks are installed rates, not shelf prices. Each one bundles the primary covering with the components required to make a warrantable assembly.
- Primary covering — shingles, panels, tile, membrane
- Underlayment and, where code requires, ice-and-water membrane
- Starter course, ridge and hip components, and standard flashing
- Fasteners and sealants specified by the manufacturer
Where the numbers come from
We combine manufacturer published ranges, regional distributor pricing, and homeowner-reported invoice data. Outliers from single markets are excluded so that one unusually expensive metro does not distort a national benchmark.
Why metal and tile move faster than asphalt
Steel and aluminum pricing tracks commodity markets and can shift within a single quarter. Asphalt shingle pricing tracks oil-linked inputs and manufacturer announcements, which usually arrive as scheduled increases. Concrete and clay tile are heavy and price is dominated by freight from the nearest plant.
Review cadence
Benchmarks are reviewed quarterly. Out-of-cycle updates happen when a manufacturer announces a broad increase or a supply disruption changes availability. Every calculator reads from the same shared benchmark tables, so an update reaches all tools at once rather than page by page.
